Renting space to a tattoo artist

i have 400 sq ft of an unused area in my cosmetic shop. i want a tattoo artist. How can i set this up and make if rewarding for all parties. I just wanted to charge $550 per month utilites included. I haven't gotten a response. My shop is on a busy road and the plaza has a barber shop, beauty salon, and a braiding shop. Help comment here or on www.myspace.com/divinebeauty06
